July In Review

July saw a slight uptick in sales with 3 transactions, all in the Village at Copper. A studio & two bedroom in Copper One Lodge, and a two bedroom in Mill Club. In addition, 3 homes went pending over the past month, once again leaving us with very little inventory (Only 9 homes on the market).

As stated last month, June's only sales were two deed restricted homes. Therefore we will compare monthly statistics with May. While the total sales were halved to 3 and the days on market increased by 12, we saw improvement in PPSF and List Price/Sales Price ratio. A drop in average sales price is explained by the studio sale in Copper One, which repressed ⅓ of June's transactions.

As of August 3rd, there are 8 non-deed restricted properties under contract, which is double the number of last month. One continues to be a Lewis Ranch home under construction, six are in the Center Village, and the last one is a single family home in the Masters at Copper Creek.

Current Market Conditions

There are currently seven non-deed restricted listings on the market today, the same number as last month. The PPSF decreased $15 to $1,059. The days on market dropped to 40, which is more indicative of current market conditions than last month's 90.
